The Manningham Planning Scheme zones land for particular uses such as residential, industrial, business or rural and each have different purposes and requirements for whether a Planning Permit is needed for land use, development, subdivision or other changes to the land.
A zone sets out the land use controls in three sections:
- Section 1: Land uses that do not require a planning permit.
- Section 2: Land uses that require a planning permit.
- Section 3: Land uses that are prohibited.
An overlay indicates the land has a special feature such as heritage, significant vegetation or flood risk. It has additional requirements on whether a planning permit is required.
