The period relating to this notice, effective from 1 July to 30 June each year.
This is the date that the notice was printed and issued.
Council’s identification of your property. Please have this handy when making enquiries regarding your rates notice.
Provides the first instalment amount with the due date. If you are on Direct Debit, or have an arrangement with Council, this will be noted in this section. If you are on Direct Debit, Council will debit your payment.
If you would like to receive your notices via email, register online.
This section has your property address, title particulars, the Australian Valuation Property Classification Code (AVPCC) and the owner's details. The AVPCC is assigned to your property according to the use of your land.
If you have made any changes or payments that were received by Council after this date, they may not be shown on this rates notice.
This is the total amount due on your account (including any arrears). If you have any arrears, please pay the arrears amount immediately.
Your rates and charges amount due in instalments by the respective dates.
All properties in Victoria are valued on 1 January each year.
Valuations are not done by councils. Valuations are completed by certified practising valuers on behalf of the Valuer-General Victoria (VGV).
Valuations are then provided to councils to use for the calculation of rates.

If you believe that the valuation does not reflect market value of your property at 1 January of the relevant year, you may lodge an objection.

Prior to lodging an objection, you will need to have a current annual valuation and rates notice or a supplementary valuation and rates notice.
Your objection must be submitted within two months of the issue date of the valuation and rates notice.
The issue date is located in the top right hand corner of your Rate Notice above the property ID

You will still need to pay your rate instalment.
You are still required to pay the rate instalment/s by the due date/s, even if you have lodged a formal valuation objection.
If payment is not made by the due date/s, you will incur penalty interest charges.
If there is an adjustment to the valuation, there will be an amendment to the rate amount and you will receive a refund if there is a credit.

If you own property in another local government area and wonder why some rates are more or less than others, this is because each council has different budgetary requirements for:
The State Government has capped rate increases at 3.5 per cent for 2023/2024. We have elected to apply this 3.5 per cent increase rather than seek an exemption from the cap.
It is important to remember that the cap of 3.5 per cent applies to the overall rate revenue raised by the council and not each individual property.
Most properties will experience rate increases that are slightly lower or higher than 3.5 per cent. If your Valuation has either decreased or increased more than the average, it is likely you will see a rate increase lower or higher than 3.5 per cent.
